Two new housing projects in Shanghai's suburbs sell out on first day

Shanghai’s suburban housing market has picked up this month after a prolonged quiet period, with three newly launched developments attracting more buyers than the available units, including two that sold out instantly.

Greentown Yuehaitang in the city’s Qingpu district drew 946 potential buyers for its initial offering of 228 units, all of which sold on their Aug. 12 launch. Xiangyu Jinmao Manjia in Jiading district rolled out 115 units, garnering interest from more than 460 buyers and also selling out on opening day, Aug. 15. Baoye Hongqiao Guozhanli in Qingpu will release a second batch of 64 units on Aug. 22, with 173 potential buyers already subscribing.

Although the market is still in the traditional off-peak summer season, these three projects contradicted the general assumption that suburban properties are difficult to sell, said Lu Wenxi, an analyst at Centaline Property Shanghai.

There is still demand for better quality homes, Lu said, adding that the problem has been the lack of products that compel buyers to open their wallets. In recent years, many new developments in Shanghai’s suburbs have offered higher quality units but at higher prices, putting off potential buyers. By offering better quality at prices comparable with nearby developments, the three projects in Qingpu and Jiading pulled in a swathe of buyers, he said.

Hot-selling suburban real estate projects are not limited to Shanghai, with a similar phenomenon seen in Chengdu, Wuhan, Guangzhou, Shenzhen, and other cities. For example, Lianfa Guanghe Xinshu in Wuhan's Optics Valley launched with 160 units in June, becoming the first project in the area to sell out on the first day in nearly seven years after doing so in a record 49 minutes.

According to data from Purui Digital Intelligence Technology, nine of the 19 new housing projects in 16 key cities that sold at a rate of over 70 percent shortly after launching last month had a unit price of over CNY60,000 (USD8,900) per square meter, while that of the other 10 was between CNY12,000 and CNY29,000 per sqm.

This indicates that, in addition to luxury homes, buyer interest is also concentrated on new standard-type housing projects that have manageable prices and offer sufficient space.

Recent popular projects are not primarily selling small units that meet only the basic housing needs, but rather the main unit types in most projects range from 120 to 180 sqm, mostly having four to five rooms, according to research by Purui Digital Intelligence. Prices range between CNY2.3 million and CNY3.2 million (USD341,200 and USD474,713).

"The unit types and configurations of hot-selling projects have greatly improved," a representative of a real estate company marketing popular projects in several cities said to Yicai. “When their pricing is similar to surrounding projects, customers are naturally inclined to prefer them.”

"Real estate companies are like modern 'nomads,' constantly searching for new opportunities," another source at a real estate firm told Yicai.

Opportunities are increasingly concentrated in areas where there is genuine demand, but there were no suitable products previously, or prices were too high, the insider noted. Developers who can identify and fully capitalize on this opportunity are likely to outperform their competitors, the person noted.
