中国一线城市9月二手房价格连续第七个月环比上涨 2026-10-20

The prices of second-hand residential properties in China’s four first-tier cities climbed 0.2 percent in September from the month before, accelerating by 0.1 percentage point from August, and extending their gains for a seventh consecutive month since March, according to data released yesterday by the National Bureau of Statistics.
The price of second-hand homes climbed 0.1 percent in Beijing and Guangzhou last month from August and 0.2 percent in Shenzhen. Shanghai recorded the strongest increase, at 0.5 percent, of the 70 major cities monitored by the NBS.
On a year-on-year basis, pre-owned home prices in first-tier cities dipped 1.5 percent, although the decline narrowed by 1.2 percentage point from the previous month. Prices fell 2.5 percent in Beijing, 2.9 percent in Guangzhou and 1.5 percent in Shenzhen. Shanghai, by contrast, posted a 0.8 percent increase, becoming the first city to return to positive year-on-year growth in resale home prices.
Shanghai has ended a three-year nationwide trend of falling second-hand home prices, 21st Century Business Herald reported, citing Yan Yuejin, deputy director of Shanghai-based E-House China Research and Development Institute.
The development demonstrates the resilience of China’s property market, with stronger performance in higher-tier cities, Yan said. With supportive policy measures continuing to be rolled out, home prices may be approaching a turning point and could stop declining.
In second-tier cities, pre-owned home prices tumbled 0.2 percent in September from the month before, with the rate of decline narrowing by 0.1 percentage point from August, according to NBS data. In third-tier cities, prices fell 0.3 percent, unchanged from the previous month. Nine out of the 70 medium-sized and large cities saw a month-on-month increase in the prices of second-hand homes, six more than in August.
Year on year, pre-owned home prices slumped 4.5 percent in second-tier cities and 5.4 percent in third-tier cities. The respective declines narrowed by 0.4 and 0.2 percentage points from the previous month.
China’s property market has entered a new phase focused on controlling new supply, reducing existing inventory and optimizing supply, said NBS spokesperson and Deputy Director Mao Shengyong.
Greater attention should be paid to indicators such as transaction volumes, inventory levels and prices, Mao said. Based on these indicators, the property market as a whole is moving in a positive direction.
The NBS also reported that prices of new residential properties in first-tier cities edged up 0.1 percent last month from August, extending their gains for a second consecutive month. However, new home prices in these cities dipped 0.5 percent from a year earlier, although the decline narrowed by 0.4 percentage point from August.
In second-tier cities, new home prices were unchanged month on month, while prices in third-tier cities fell 0.2 percent. Year on year, new home prices declined 2.4 percent in second-tier cities and 3.9 percent in third-tier cities, with the respective rates of decline narrowing by 0.3 and 0.2 percentage points from the previous month.
